Abstract


Real estate is the basic necessity of human’s survival．It is the sign ofeconomic development level in one country or one region and alsoindicated the people’s living．If the real estate bubble happen，it willseriously affect the economy, and it may be spread to other countries，bring about global financial crisis．China’s economy is in a high—speeddevelopment stage, in which real estate bubble is easy to happen．So ithas the great significance both in terms of theory and solving the realisticproblems that research on the problem of real estate bubble and find asuitable method of measuring the degree of it．In this thesis，the researchsample is the real estate market in Xi’an．On the basis that the theoreticalanalysis of the forms, causes, hazards and current situation of the realestate bubble, evaluating simply the measures used current commonly ofthe real estate bubble, using Ramsey Model, method of market adjusting,and index method to study the degree of estate bubble in four forms of thereal estate bubble separately and then summarize the whole bubble degree.The four forms are the land price bubble，vacant housing bubble，realestate investment and housing prices bubble. It has been found that thereal estate market bubble value is relatively small before2003. Thedifference between the equilibrium prices and the market prices of thereal estate market prices is not obvious. the real estate market is healthy;between the2004-2006real estate bubble degree has increased, but the extent is not serious, in a mild state of development; It began to expandrapidly from2007, the price is higher than the equilibrium price．Thepolicy proposals is offered to avoid the real estate bubble from the aspectsof Land management system, housing security system, tax system andfinancial risk control．Fluctuations of the real estate should be under closeattention and appropriate regulation，it is very important to the healthydevelopment of real estate．
