Abstract


Since China has entered the aging society, China's aging, aging, empty nest social situation more and more severe, the one-child policy, China's shrinking family size, economic burden of children, the family pension limitations, and because social security system there is a narrow social security coverage, the number of insured pension payment is not timely and the amount of low status quo, social security institutions can not provide a higher level of income for the whole community for the elderly pension safety net for those urgent social situation the need for additional new ways to make existing pension mode added together to solve our pension problem. Reverse mortgage is a financial product innovation, can be used to effectively increase the old age cash income of the elderly, improve the quality of life of the elderly in developed countries has been proven to be an effective solution to the pension problems of the elderly. In the context of China's pension problems, by drawing on the successful experience of foreign maturity model, combined with China's specific national conditions, developed with Chinese characteristics, housing reverse mortgages is of great significance to alleviate the pressure of our society huge pension. Meaning of the reverse mortgage to make a brief description, comparative analysis of the similarities and differences between China's traditional forward mortgage from lenders, lending institutions and different angles, the same time, the ongoing international Reverse Mortgage Product to a comparative analysis, and specific product design to provide reference basis for our Reverse Mortgage product model, followed by aging situation in China, carried out by the Social Security status quo reveal the urgent need to carry out our Reverse Mortgage make a study on the feasibility of, and through theory and data analysis of the loan secured home equity, financial markets, real estate market, laws and regulations of our country, came to the housing reverse mortgages in our implementation is feasible and the imminent conclusion. Again combined with China's actual conditions, the role of government in the reverse mortgage in our country, lenders choose to participate in the selection of institutions to do a detailed analysis of design with Chinese characteristics, reverse mortgage products on the basis of specific program, from the loan application to make a specific loan recovery process design. Finally, for housing reverse mortgages in product design, product operation and product promotion in market interest rates, fluctuations in the value of real estate and other major risks and obstacles to make the analysis and solution corresponding policy recommendations to address these issues.
