Abstract


Capital management runs through the whole process of plan, construction, and sale in a real estate project. Because it matters the success and income of the project, importance must be attached to its organization and measure.The financing channels and management are relatively weak for the small-sized real estate companies, so it’s especially important for those companies to find an effective way to manage capitals by considering both self-condition of the company and characters of the project. Finance Department should put capital management into every links of the project chain according to the arrangement of the companies. By implementing capital management to the whole process of real estate projects, costs can be controlled, adjusted and optimized, and profit controlling of the company realized.In accordance with the characteristics and existing problems of small-sized real estate companies’ capital management, this article puts forwards a project management method by working out cash flow budget according to the progress of the project. And this method is proved by LF small-sized real estate company’s S project. The theory of this method is system management concept and basic principle of cash flow management. And the main idea of this method goes like follows. Finance department of real estate company works out project investment budget, project investment progress schedule and project financing progress schedule according to the general plan, and project engineering budget, project engineering progress schedule, sale schedule submitted by engineering department, cost construction department, sale department respectively, and then works out cash flow budget. After that, the analysis result of the cash flow budget will be feed back to relative departments. And the general plan, engineering budget, engineering progress schedule, sale schedule will be adjusted and optimized on the basis of the results. Thus forms the new cash flow budget which corresponds to reality. At the same time, the newly formed cash flow budget provides an important scientific basis for finance expenses and receipts plans. This capital management process and method ensure capital can be managed effectively through the whole course of the project. Not only guarantees the safety of the project, but also achieve the aim of controlling cost and promoting economic profit.
