Abstract


Green building development is an important strategy for China to cope with globalenvironmental problems and energy crisis. Since China’s first certified green buildingproject appeared in2005, more than1800certified green building projects has beenbuilt in China. They are of different functions, invested by different type of units andcovered most provinces in China. Their distributions in different aspects show certainfeatures.This research tries to look into this phenomenon from the investment unit’sdecision making point of view. Different types of investment units would makedecisions on whether or not invest certain green building based on their own conditions,type of project, local development conditions (overall strength, administrative rank,economic environment and policy environment) and climatic conditions and otherfactors. Individual decisions of investment units will lead to the implementation of thespecific green building projects, yet their decisions collectively will affect the overalldevelopment of green building of certain region and the whole country. Therefore, theanalysis of various factors’ impact on the decision-making of investment units will helpto understand the current condition of China’s green building development, to find itspattern and give useful trend analysis and policy suggestions.To achieve such goal, this research has summarized and sorts out a comprehensivedatabase that contains more than30properties of1873green building projects,including its investment unit type, function, location, climate zone, social and economicdevelopment conditions. At the same time, this research has conducted face to faceinterviews with state-owned enterprises, private enterprises and other investment units’manages, design teams and experts in order to get first-hand information on greenbuilding investment decision making. Based on such quantitative and qualitative data,this research has gone through theoretical analysis, data analysis and case studies,combined with literature review, to describe the overall development of China’s greenbuilding, to find its law and influencing factors from macro and micro level. As aconclusion, this research would investigate the structural change of China’s greenbuilding development and predict its trend, while giving targeted policy suggestions. This paper has5parts, introduction, theoretical framework establishment,macro-data analysis, micro case studies and conclusions.
