With the fast development of the economy, a large number of industrial buildingshave been neglected and discarded. The traditional way of rebuilding after demolitionwastes social resources and cultural resources. The main reason for this phenomenon isthat related parties ignored the social benefits and ecological benefits of the existingindustrial buildings reformation and reusing projects. Therefore, according to thecharacteristics of the existing industrial buildings reformation and reusing projects, it isnecessary to study evaluation theory and method of the social benefits and ecologicalbenefits.Based on literature analysis and investigation, according to the characteristics ofthe existing industrial buildings reformation and reusing projects, the social benefitspost evaluation index system is established from two respects of the social economyand social environment, at the same time, the ecological benefits post evaluation indexsystem is established from four respects of pollution control, natural resourcescomprehensive utilization, the regional environmental quality, environmentalmanagement, and explains specific meaning and measure method of each index.Through the comparison and analysis of several evaluation methods, this paperestablishes the model of the post evaluation of social benefits based on the extensionevaluation method, it not only clarifies the level and quality of project benefits, thecomprehensive analysis results, but also through the specific circumstances of eachevaluation index, finds out the weak links, and then put forward the improvementmeasures. Taking the east campus of Xi’an University of Architecture and Technologyas an example, using the extension evaluation method and matrix analysis method, thispaper evaluates the project social benefits and ecological benefits, and the evaluation results are consistent with the actual. The results show that, the index system canobjectively reflect the social economy and social environment of the existing industrialbuildings reformation and reusing projects, the evaluation methods and model issimple, and easy to operate.This research has enriched the application theories and evaluation methods ofconstruction project post evaluation, and helps to improve the social benefits andecological benefits of the existing industrial buildings reformation and reusingprojects.
