Abstract


REITs (Real Estate Investment Trust, REITs) is essentially a class by professionals manage a collection of real estate capital investment plans. It is the real estate securitization of a typical form , is the real estate industry and financial market development to a mature stage when the product of financial innovation on the national real estate market and the capital market has played a dual role. As a relatively mature real estate finance innovative products , REITs many countries and regions in the world, has made remarkable achievements , which also caused various aspects of China 's positive attention. Especially in the last two years, the domestic industry and academia off REITs boom, hoping domestic REITs appeared early voices heard. However , it should be seen , REITs are in a particular stage of economic development , the real estate market , the financial system and other external environmental conditions to produce a functional financial innovation, led by the government and indirectly through legal means to promote financial innovation . Therefore , China should learn from foreign REITs in research and development based on the experience and lessons learned , combined with China 's actual situation, designed with Chinese characteristics REITs legal norms , in the specification to promote the healthy and stable development of REITs . Firstly, to explore the real estate investment trusts financial theory and practice of development , based on the real estate investment trusts to clarify the concept , classification and development advantages such theoretical issues, in order to make the concept of real estate investment trusts have a clear understanding of . Then analyzed at this stage under the status quo of China's financial markets and the environment , explore REITs in China's development feasibility analysis, on this basis, the paper then presents REITs in China's development and operation mode selection problem design of the mechanism , the last of China's development in the institutional real estate investment trusts need to be perfected .
