Abstract


China's real estate market, the government plays the dual role of \On the one hand, and orderly development in order to ensure the health of the real estate market, and to achieve balanced and orderly use of land resources, the government introduced a series of regulatory policies on the real estate market. On the other hand, the government is the main supplier of the land. As the real estate market has a monopoly, inadequate information, as well as strong external sexual characteristics such as the central government on the real estate market regulation needs to be commissioned by the local government to perform and, therefore, the success or failure of the execution and implementation of the policy of the local government to the central control policies essential. However, as the local government with the thinking of \also caused the regulation of the real estate market is not ideal and collective irrational situation.
