Abstract


In the field of academic research enterprise financial risk warning of enterprise financial crisis has been a hot issue in the field, and financial risk assessment research is rare, but it is in financial crisis early warning or financial risk assessment are analysis of selected indicators, modeling can play a role to discover and guard against financial risks. In addition, the financial warning often play an early warning role in the short-term the company's financial risk, financial risk assessment, without warning, but it is suitable for companies in which at any stage, the size of the financial risks faced by the company to make the evaluation and Suitable for financial risk size comparison between different enterprises in the same industry. Inherently high-investment, high-risk, long cycle and high-yield characteristics of the real estate industry, has experienced the invasion of the financial crisis facing the adjustment of the industry, the financial risk has become a lot of real estate companies in the survival and development of the urgent need to address the real problem. Past to build financial risk evaluation index system and the establishment of financial risk assessment model for multi-universal, different industries, however, because of their environment, indicators quite different, with obvious industry characteristics. Therefore, it is necessary to create the industry's financial risk assessment model for the real estate industry. This paper reviews the financial risk at home and abroad, after the analysis of the characteristics and causes of the financial risks of the real estate enterprises, the characteristics of the industry to build a financial risk evaluation index system, and select the 66 listed real estate companies as the study sample, using factor analysis extracted six principal component factors, real estate listed companies' financial risk assessment model to rank the 66 samples of the company's financial position in 2008 and in accordance with the comprehensive factor score, the main factor affecting the industry as a whole at the same time the analysis, comparison and the highest-ranked and listed companies on the factor differences. Finally, according to the results of the analysis above, the appropriate precautions. The empirical results show that comprehensive factor calculated based on the evaluation model of the 66 listed real estate companies the score ranking realistic operating agreement, can be used for the comparison of the size of the financial risk in the real estate industry enterprises, there is a certain score lower real estate company warning.
