In order to consummate on building life studies, reduce pressures on the environment, resources consumption and sustain the city culture under the background of short-lived buildings in our country, this article studies on factors of short-lived buildings. It worked mainly through literature review, qualitative analysis, quantitative research methods on the impacting factors of building life. Eventually it is found that the urban planning and government decision is an important factor, and architectural design impact on building life is mainly reflected in the design application, construction quality influence is not obvious on building life, and population and family structure, land value, land ownership will also lead to short-lived. In view of the above six factors, this paper puts forward three aspects in the government, industry, dweller for extending the building life as strategies. At the government level, it is suggested that the government departments should improve the assessment of cadres management system, balance the interests of all parties, reuse and innovate the demolition of advocating building. At the same time it should support the related legal system, strengthening the" urban and rural planning law"; strengthening personnel responsibility, require the main responsible person takes his responsibility in architectural design period. These measures are the guarantee of prolonging the service life. At the industry level, recommend industry increased both the construction of the research on the reuse of the design, improve the quality standard and improve construction quality, promote CSI residential outreach, pay attention to building maintenance. The industry level is mainly enforced the guarantee of building life. In the residents level, it is suggested that residents should establish rights concept, carefully decide the fate of regular maintenance building, increase the construction of consciousness, to inherit and carry forward the construction of both the economic value, use value and cultural value. The innovation point of this paper is using the statistical method to analyze the status quo of related study, and selecting indicators on the influence of building life factors by quantitatively analyzed, providing a new direction of the future a short-lived reason analysis.
