Abstract


Jinan City real estate prices in recent years, continued to rise, the real estate market is very active, and the real estate industry is highly associated with the national economy, industry, directly related to the industry, as many as 60, the relationship between the rise and fall of the real estate industry forward to the development of many other industries upstream and downstream, once fluctuate significantly, it will cause other related industries fluctuations, eventually will affect the stable development of the national economy as a whole, and therefore increasingly important in Jinan City, the healthy development of the real estate industry research. In this paper, Jinan City real estate development process, the analysis of the real estate industry has obvious regional differences rigid demand of the real estate market, prices continue to rise, the construction of satellite towns to increase the effective supply of the real estate market, missing landmark building economic development, large Present Characteristics scale urban infrastructure construction speed paid off. Then the real estate industry from quantitative early warning analysis and foam level evaluation and Jinan City has conducted a comparative analysis of the level of other important cities of the domestic bubble to make health evaluation. The Jinan City real estate market in 2009, warning index reached maximum 3.6, the Starsky area into the micro-thermal state warning point of the real estate market, at the same time in 2009, Jinan City, the composite index of the real estate bubble reaches its maximum 1.20, showing mild foam to moderate foam signs of change, suggesting that the Jinan City, the real estate industry is showing a sub-health state, there are many non-healthy elements, need to take early measures to control the real estate market, so as to avoid the situation of the partial heat. And qualitatively from the real estate industry perspective, the perspective of the real estate market and housing security system angle multi-angle to study the non-healthy elements of Jinan City real estate development, analysis through the real estate industry, Jinan City, the existence of the output contribution of the real estate industry to increase the role of the GDP growth is not significant, rapid growth in real estate investment, total fixed asset investment, the internal structure of the real estate industry is unreasonable, and local revenues greater reliance on real estate-related income, and other unhealthy aspects; from the real estate market on the analysis, there structural imbalance of supply and demand of the residential market, and volatile real estate transactions, real estate prices pose an unreasonable, real estate prices grew faster than the price growth rate, low price earnings unhealthy aspects; housing security system, there is guarantee housing policy, regulatory measures lag in the development of the real estate market, less irrational distribution of the number of the supply of affordable housing, affordable housing, the high cost of living, affordable housing funds insecurity unhealthy aspects. The article concludes with suggestions to promote healthy development of Jinan City real estate, such as the development of a more rigorous system to crack down on speculative buying; break the pattern of local government land finance and real estate transaction taxes; charged by area gradient to promote the property tax levy; regulate credit management, increase financing channels; adjust the proportion of real estate investment, optimize the internal structure of the real estate industry; accelerate the development of real estate secondary and tertiary markets; establish and improve housing security system, information management; resource-saving is the only way for the real estate development and other countermeasures.
