Abstract


The twenty - first century , the rapid development , real estate investment trusts in Singapore , Hong Kong , Japan and other countries and regions . Real Estate Investment Trust has become an important part of the global real estate finance , and become an important field of real estate financing trends . , China's real estate industry is an urgent need to seek new financing channels , to establish a diversified , decentralized financing system conducive to risk . Originated in the U.S. real estate investment trusts , has made tremendous contributions to the development of the real estate market in the United States , provides more investment channels for the lower and investors , but also enrich the financial markets . In early 2011 , the State Council introduced many measures on low-cost housing , to improve the living conditions of low-income , this is a good opportunity for our REITs . In the background and opportunity , the introduction of real estate investment trusts inevitable for the real estate industry to open up more diversified financing channels , diversify financial risks , and promote the reform and innovation of China's real estate and financial markets . This paper, a combination of theoretical and empirical analysis on China's legal and financial environment to do a detailed analysis of the environment required to REITs reference points out the lack of which , at last given insufficient remedy recommendations. In this paper, the way of theory to guide practice to the reality of the situation is based on , given the idea of ??our launch REITs . Summarize the development experience of foreign REITs , the domestic policy environment and economic environment as well as the development environment of REITs that : At present, China has the conditions for the development of REITs , as the starting point and should be a low-rent housing . But REITs development of the legal and financial environment is not mature enough . Legal aspects need to set up the REITs special legislation; financial markets need to establish a risk control mechanism .
