Abstract


While the national economic system reform is in the process of in-depth development, the legal cases related to the dispute on the contract to buy and sell residential property are increasing in judicial practice every year. Many controversy issues arise on the edge of laws.The content discusses the seller’s legal responsibility bearing of delay in delivery of commodity housing, and the juridical standards for commodity house purchase and sales contract dispute due to several selling of one property. It also discusses the juridical standards on the controversy over commodity house purchase and sales contract under the situation of unauthorized disposition, and the force adeffect and the cognizance standards in civil liability regarding to the rural houses purchased or sold by urban residents.Section 1: The cognizance of sellers’breach of contract in advance sales contract for commodity houses and the liability of breach of contract.Section 2: The cognizance standards for the liability of breach of commodity house purchase and sales contract.Section 3: The juridical standards for the dispute cases of the rural house purchase and sales contract.
