Abstract


With the rapid development of the real estate industry in recent years , policy regulation , improve industry access system and the improvement of market concentration , industry competition increasingly fierce , the majority of small and medium-sized , growth of real estate development companies in the development of the road , take the Group to seek sustainable , the health of the Group's sustainable development. In this international and domestic environment , the study of the management of the real estate enterprise groups is an urgent need for researchers and Housing Enterprise managers . In this paper, on the basis of existing research results, read a lot of management, economics , mathematics and other related works , and how modern real estate enterprises from the perspective of the value chain more efficient implementation of the Group's management depth study First, we proceed from the real estate development process analysis of internal and external value chain in the real estate business which proposed real estate enterprise groups in the central role in the management of the value chain and value activities and value of the activities of the main analysis . On the basis of theoretical research and build a group of real estate enterprise value chain management model , starting from the internal and external value chain raised the value creation process . In this paper , the theory of transaction costs is proposed based on the advantages of real estate enterprises group management , enterprise groups of horizontal synergies to reduce the transaction costs of the enterprise , improve the value chain of the overall value added . In addition , the application of principal-agent theory methods of the value chain in the distribution of benefits of the Enterprise Group study perfect information and asymmetric information condition , business interests on how to allocate the value chain to provide basis for decision making , how the pricing for the the practice different external environment , contract signed to provide a reference . Finally , from the value chain model and the value of influencing factors to build a value chain management performance evaluation index system , the application of AHP qualitative evaluation of existing enterprise value chain , and from internal and external corporate value chain optimization strategy for value chain management optimization suggestions .
