Abstract


With the continuous development of the social economy and the rapid advance of urbanization, urban land is becoming increasingly strained. But China's rural construction land utilization and output rate is generally low, there is a huge potential for finishing. And rural construction land consolidation, improve rural village appearance, ease the tensions of urban construction land, to protect the supply of urban construction land, a strong impetus to the urban and rural investment and consumer demand, promote urban-rural integration process. Therefore, the potential of the rural construction land consolidation in the end how much analysis is necessary. But consolidation potential only focused on the evaluation of the current social and economic conditions for the development of dynamic analysis. Rural construction land consolidation potential changes as the socio-economic development in different stages of development, the size of the potential is not the same. Therefore, the dynamic analysis of the potential of rural construction land consolidation, to provide a reference for future finishing works, has a certain theoretical and practical significance. The papers draw on the current domestic and international research, Shouguang City, Shandong Province, for example, to collect large amounts of data, combined on the basis of the actual local indicators to determine the impact of rural construction land consolidation potential, through the Analytic Hierarchy Process indicators for determining the weights of the order of impact indicators. Use of different prediction methods for the dynamic analysis of the indicators of the impact of rural land consolidation potential, and calculate various indicators of potential value in the future a certain stage of development, and thus the use of multi-factor comprehensive judgment method, all stages of development of rural construction sites Consolidation Potential consolidated. A comparative study of the traditional method with the method used in this paper and empirical analysis to verify the reasonableness of the ways typical cases. The empirical studies have shown that per capita residential lands, the level of urbanization and the impact of the funds larger role in the various factors that affect the potential for rural construction land consolidation. Potential according to the different levels of economic development, the level of urbanization and into owned residential building land and other factors, rural construction land can be sorted out in order to better tap the potential of rural construction land, the protection of landless peasants interest in reducing construction land per capita standards, speed up urbanization and increasing capital investment and supervision to take measures to promote the potential of China's rural construction land consolidation theory as much as possible into the realistic potential to promote urban and rural economic and social coordination sustainable development.
