Abstract


The real estate industry is our country’s pillar industry, its development affects the development of many other industries directly. With the sustainable development of our country, China’s real estate industry also step into a rapid growth boom time, however, behind this prosperity has lurked huge financial risk. With the deterioration of the international economic situation and constantly adjustment of our coutry’s macro economy policy, a series of problems of the real estate enterprise have bubbled to the surface,such as the widespread lack of consciousness to the financial risk, and low level of prediction and control with the financial risk. Improve the ability that deal with the financial risk is the crucial problem for our real estate enterprise.This article is trying to analyze the feature and condition of the financial risk that our real estate enterprise is facing. According to the particularity of the risk which our real estate enterprise is facing, this paper has fused the previous achievements of financial risk analysis and used the multivariate statistics of factor analysis to construct the model of real estate enterprise’s financial risk. Through the implement of factor analysis, this article has screened out the integrated factors which can respectively reflect the real estate’s operating capacity, debt paying ability, growth ability, cash flow ability, profitability and so on, then get the score through regression method. After that, construct the risk control model that has the most accurate prediction rate. At last, through considering the actual development of real estate in our country, this paper has make some precautionary measures to the risk, which can make the real estate enterprise adopt some effectual strategy and response the risk actively before it get more worse. In the end, these precautionary measures can help our real estate enterprise make the loss which is caused by financial risk to the lowest, and even avoid the loss.
