Abstract


China has been the largest real estate market in the world since 2009. The reason that the real estate in china booms rapidly is the stable economic condition now. However, the practice of corporate social responsibility (CSR) in real estate enterprises is not satisfactory, which has got the attention of by the public. Hence, to recognize the CSR driving elements of Real Estate Enterprises is an important issue for both theoretical research in future and the current application.Nowadays academic literature pays more attention to qualitative research about CSR. There are less studies of corporate social responsibility in light of real estate enterprises. However, as the important part of economic pillar industry in China, the real estate enterprises’behavior of taking CSR not only improves society’s performance dramatically, but also guides other industries to take shoulder of CSR.This research points out the significance, which is based on the analysis of the current CSR situation of real estate enterprises. Through lots of literature search and stakeholder theory, the thesis develops a concept of CSR in real estate enterprises. Further it analyzes the meaning and characters of CSR.Secondly, this thesis uses stakeholder theory to analyze real estate enterprises. And it deeply explores the elements of CSR in many aspects. Based on the systems theory and the stakeholder theory, the thesis establishes a CSR conceptual model for real estate enterprises. It uses the GREY-DEMATEL method to analyze the elements of driving factors of CSR. According to various influences of, driving factors are divided into influencing and influenced ones. Further, it figures out the most fundamental and important driving factors. Then it analyzes relations among these factors. In order to guarantee the results objective and correct, it adopts sensitivity analysis for research results. Based on research results, the thesis puts forward long-term and short-term advice to promote CSR, which provides implications to enact regulations and laws for governments.
