Abstract


With the prosperity and development of the real estate industry, real estate industry is being a national one of the pillar industries. The 2008 national natural science fund committee listed construction projects as the key development project. Real estate project involves many systems, links and personnel and cycle is long and need a large sum of various resources, and has to deal with huge influence of uncertainty factors. Once real estate project management is bad, it caused extremely project losses, project design unreasonable, "shoddy school project," and owner square unsatisfied at home and abroad, what makes academics and corporations pay much attention to the project performance. How to calculate, safeguard and increase project performance is becoming the current international research focus. This paper regards this as the starting point, studied related content of the performance evaluation of real estate projects.Firstly, on the basis of the domestic and foreign research and analysis of the performance evaluation of the project related theory, combining real estate project phase, this paper screen indicators and construct the performance evaluation system. Then on the analysis of the applicability of entropy theory, it establishes a real estate project management performance evaluation model based on entropy theory. Model of real estate projects performance evaluation count management entropy of each index in the performance evaluation system,then the entropy results calculated constitutes a management entropy matrix, combining matrix of interaction between various evaluation indexes and the weight matrix using analytic hierarchy process, after that count real estate project system overall management entropy, finally applys management entropy theory evaluation model in the practical real estate project . The main conclusions of this paper are as follows:(1) Current research on project performance evaluation mainly is static evaluation, evaluation after project, and performance evaluation index ignored non-economic benefits. This paper argues that project performance evaluation is a systematic project, which should emphasize the integrity of the evaluation and pursue the coordination and development system. So this requires us to change the way of thinking. This paper argues that the large-scale project performance evaluation, need to use systematic thinking paradigm.Using dynamic, open, holistic view rethink and comprehensive analyze project economic benefits, environmental benefits and environmental benefits, conduce to better control the implementation of projects and optimize project system function target .(2)In the development of real estate project, there are many questions, such as: disorder, information not free, management efficiency low and so on,these questions will cause the whole system dislocation, disorder. This paper argues that real estate project management entropy is used entropy theory in the real estate project to measure the performance of the real estate project.the increase of real estate project management entropy means the project management efficiency continuously decreased. Therefore, this article dicusses that real estate project management entropy is used to measure disorder degree of real estate project system interaction between the elements of the chaos after the system.(3) Based on conclusion on the basis of current research of real estate project, it constructed the performance evaluation index system. Regard real estate project as a system, according to the stages of real estate project, from the point of the input, process, the output and benefit designed evaluation system. The main evaluation index are ---the decision planning performance indicators, project management performance indicators and economic efficiency indicators, and environmental benefits indicators and social benefit indicators.(4) This article starting from the angle of system, combined with the general features and special features of real estate project, argue that we can use management entropy and the theory of dissipative structure to value project performance,then set up real estate project performance evaluation model based on management entropy theory. Performance evaluation method based on the management entropy has profound theoretical basis and actual operation. This method is applied into G project and it also verified that it can real-time track and measure the change of state situation through entropy change, and comprehensively dynamic reflects the status and development trend of project .
