Abstract


The development of the residential market is the hot issues of the community , but also the livelihood of the major issues . Since the start of 1998 , housing reform to promote the real estate industry , especially the development of the housing industry , the real estate industry as a pillar industry of the national economy ; housing prices in recent years , a waste of land resources , financial risk towards increasing momentum . In the case of the residential market there are quite a lot of controversy , the commercial housing price influencing factors , basic research is to solve a series of problems of the current real estate market , the study of factors that affect the price of urban housing in China has its theoretical and practical significance. Draw on relevant research results at home and abroad on the basis of supply, demand , and supply and demand factors , the error correction model of commercial housing price factors econometric model and empirical analysis of the real estate market in Chongqing from 2001 to 2006 , has been the impact of each factor on the price of dynamic Conclusion : In the long run , Chongqing real estate prices are driven by supply and demand , relatively speaking, supply factors play a more prominent role , want effective suppress the rising prices of real estate market , a good solution is to increase the supply , so that the real estate prices in the adjustment of supply and demand of natural downlink . In the short term , changes in the price of real estate is determined by the more stable long - term trends and short-term fluctuations . Finally, this analysis to control prices continued to rise , increase the effective supply and curb speculative demand , control credit scale , stable land prices and taxation policy recommendations based on the results . Features and innovations of this study : First, a more comprehensive consideration of the impact on the price of commodity houses a variety of supply and demand factors and macro and policy factors , covering every aspect of influencing factors, to build a relatively complete theoretical framework ; second is the use of error correction model ( ECM ) to study the influencing factors of the price of commercial housing , considering the interaction between the various factors to identify the changes in the characteristics of housing prices in Chongqing , and the establishment of the model .
