Abstract


With the sustained and rapid growth of China 's macro-economy , the real estate industry into a period of vigorous development . Hangzhou commercial residential development in recent years is very strong , domestic consumption has played an increasingly important role in promoting the region's economic development , the residential consumer market stable and healthy development is closely related to the supply and demand , on which the residential needs change the market impact is enormous , so concerned about the problem of housing demand is an important element in the study of the real estate market . Foreign demand for residential research have been carried out for many years , accumulated a wealth of research , but these studies are basically targeted at mature markets in the West as the background , the results can not be directly applied on the residential market in China ; domestic residential needs the research is still in its infancy, did not form a clear context , a lot of empirical research remains to be done . Residential demand , as the research object , a systematic study on the the Hangzhou commercial residential elasticity of demand and occupancy patterns . Firstly through the collation of the literature describing the main content and the status quo of domestic and foreign demand for housing ; residential perspective as the starting point of the analysis of the elasticity of demand and occupancy patterns to describe the demand for residential services , the establishment of the residential demand function and occupancy patterns to select function and corrected occupied mode and select the potential deviation using Heckit method to verify the validity of this possible deviation correction . Hangzhou residential occupancy mode selected factor qualitative analysis from the point of view of consumer behavior , and make policy recommendations on the basis of the analysis of the results . Found through empirical research on the the Hangzhou commercial housing market elasticity of demand in owner-occupied residential market , demand for residential services very flexible on the price , and lack of flexibility on income ; in renting residential market , demand for residential services price elastic , but income variable is not significant demand for renting residential services . Overall, the demand for commercial housing in Hangzhou income rigid housing prices is the most important factor in determining demand .
