Abstract


With the global economic crisis caused by American real estate credit crisis increasingly fierce, the research on preventing real estate credit risk receives the unprecedented attention. The system of guarding financial risk which is the government supervision, the trade association self-regulation, the internal control and the society surveillance obtains more and more approvals. The system is the firewall of the real estate credit risk. And the Banking Association plays an important role on preventing real estate credit risk. It is unlucky that our Banking Association is abnormal due to their many functions cannot realize because of our special national condition. It limits the result of preventing real estate credit risk by Banking Association. So there is a gap of the firewall. In view of this, through researching on Banking Association, the author tries to analyze the necessity of preventing real estate credit risk by Banking Association and the fault of it. Finally, the author will analyze some theories on real estate credit risk and give some suggestions on it. Hoping that will contribute to preventing real estate credit risk. Specifically speaking, this article mainly includes the following several contents:Firstly, the necessity of Banking Association guards against the real estate credit risk. The real estate credit risk can affect social public interest because of its particularity. Therefore, it must be prevented for protecting social public interest. But the government and the market have limited function in this, while the Banking Association can make up this blank.Secondly, the situation of preventing real estate credit risk by Banking Association will be introduced in the article. And the fault of our Banking Association in preventing real estate credit risk will be introduced as well. And the reasons of it will be foundThirdly, preventing real estate credit risk by Banking Association will be analyzed with the theories of self-regulation and efficiency.Finally, give some advices such as the Banking Association’s status, the rights, the responsibility as well as the information disclosed on preventing real estate credit risk based on the theories above.The result of preventing real estate credit risk affects not only the financial security, but also the country and people. The research on preventing real estate credit risk by Banking Association is important for both theory and practice.
