Abstract


On the background of Chinese national economy development in high-speed,the deep reforment of the housing system and the vigorous promotment of the urban construction,from 1998 to 2007,Chinese real estate market experienced the rapid development for 10 years.The volumes in residential sales grew 10 times and housing sales increased nearly 14 times.The real estate market can not develop without the support of funds,especially without the support of the commercial bank funds,and the development loans of the real estate and individual housing consumption loans provide much money for the real estate development and individual buying houses and vigorously promote the real estate market development.However,in fact the size in Chinese real estate loan is too big.The model and structure in the loan are irrational. In addition Chinese real estate loans in the commercial banks have shortcomings in safety,liquidity,profitability.The reason for Chinese real estate loans in the risk is asymmetric information and serious real estate bubble in real estate market.The paper analyzes three risks of Chinese real estate loans primarily:the risk in the loans to the real estate development,the risk in personal housing mortgage loans and the operational risk in commercial banks of their own,which are the focus of this paper.This article draws on the development experience of some developed real estate loans markets and especially "Substandard housing credit mortgage" crisis in America inspirates Chinese how to develop the Chinese real estate loans market. Finally,with Chinese status and risks of the real estate loan,we are how to guard against the risk? At the macro aspects Chinese government must improve the law of the credit loans,strengthen the supervision of real estate loans,establish the system of the credit information widely,set up the real estate market of the pluralistic financing and promote the insurance system of the real estate loans market.At the micro aspects commercial banks use all kinds of means to prevent the risk of real estate development loans,individual housing mortgage loans and the internal and operational risk of commercial banks of their own.
