Abstract


Correctly understand and handle the relationship between markets and governments to further strengthen and improve macro-control of the real estate market , and to maintain the real estate industry sustained, healthy and stable development , is still an important issue before us . The paper, based on the status quo of China's real estate and economic development , a combination of theoretical and empirical , described in detail the characteristics and effects of the various stages of macroeconomic regulation and control , and pointed out the problems that exist in the current macro-control of the real estate market . ARCH type models the actual impact of macro-control policies on the real estate market prices . Macro-control policy , select the policy in the regulation of various periods of total housing , regulation of the total demand for housing , the regulation of housing structure , to mention the entire real estate market since 2003 as the ARCH model dummy variables , select Shanghai from January 2000 to 2008 November housing index as a sample . Analysis of the differential impact of various periods of macro-control policies on the real estate price index .
