Abstract


With the establishment of China's market economy system, the reform of the housing system and the real estate market to gradually improve and standardize the real estate market competition increasingly fierce, from the surface to determine the real estate investment is a high-risk investment in high-income. The real estate industry has become one of the important pillars of our national economy, but lags behind in investment feasibility analysis study. Currently, due to the rapid development of urban construction, real estate development enterprises have sprung up, leading to excessive investment, commercial housing backlog, land abandoned and many other issues. Standing on the point of view of investors, real estate development enterprises not paid attention to before investment decisions related to the feasibility study. The real estate project feasibility study is an important step and an important basis for decision-making in real estate development. Comprehensive analysis and demonstration of the development projects, programs comparison and evaluation, in order to ensure the environment allows technically feasible, economically reasonable, significant economic benefits. To strengthen the control of the real estate project feasibility study indicators, can reduce blindness in investment implementation process, improve the economic efficiency of enterprises, promotion of urban land transfer, and promote the real estate market continues to improve and healthy development. The huge amount of investment in real estate development projects, long construction period, by natural factors as well as socio-economic, administrative, and psychological factors influence policy mistakes will bring huge losses to investors, and thus there is a high level of investment risk. Therefore, in the decision-making phase of the project, more and more real estate investors of the feasibility study of the project, as the first link of the investment decision-making and the most important attach importance to. This paper uses a combination of theoretical analysis and empirical analysis, from the macro to the micro, from static to dynamic, quantitative analysis of the economic benefits of the investment program, a qualitative analysis of the socio-environmental benefits into line. The Jiulongshan real estate projects in Weifang City, for example, the use of a general theory of the feasibility study on its own advantages and disadvantages of a comprehensive analysis of the background of the market, regional market conditions, the market positioning of the project and construction management plan. On this basis, the forecast on the economy of the project is reasonable, whether the financial earnings, and thus clear the feasibility of development projects.
