Abstract


With the rapid development of our national economy, the importance of office building as a place of knowledge and information processing is gradually realized. As the most common working place, many office buildings have been designed and constructed in medium and small cities. As the main type of office buildings, high-rise office buildings have outstanding advantages, besides, disadvantages are apparent to see. In order to solve such problems, a new concept of style Comprehensive FAR office building is raised based on real cases and referred paper. This type of building has its own unique advantages after the land and economic issues are balanced.In metropolises with enough idle land for construction use, Comprehensive FAR office building offer the opportunity to promote communication, a comfortable and humanized working environment, fine interior landscape, unblocked traffic streamline, free space organization and individuality, etc. In medium and small cities, high-rise buildings are not the best choice due to political, economic and cultural reasons. So it provides ample opportunity for the low-capacity-rate office building. In such areas as historical sites and urban view corridors, there may be a limitation on building height. Thus, Comprehensive FAR office building becomes a better choice instead.After working on document retrieval and on-site surveys, it is found that there are many currently issued books on office buildings, but they mainly focused on governmental or high-rise office buildings. But in face, there are fewer studies on multistory and low-rise and comprehensive office buildings. A conception of a Comprehensive FAR office building was put forward and its study can provide new ideas for the further architectural design and also propose guidance to put the theory into practice.At first, the current situation and development were analyzed both longitudinally and horizontally on Comprehensive FAR office building at home and abroad. The characteristics and classification of this kind of building were summarized. Meanwhile, its development trend in the future was prospected.Afterwards, the specific design principle and method were summarized on the Comprehensive FAR office buildings. Design principles such as balance and location planning, humanization, landscape office, ecology, intellectualized, adaptability and individuation were put forward on the design of the Comprehensive FAR office buildings.Finally, the principle and method of the Comprehensive FAR office buildings were justified by means of a real case-DuLingYi office building the author participated in. The specific application in office buildings was analyzed. It affords reference and guidance to the creation of more distinctive Comprehensive FAR office buildings in the future.
