Abstract


Real estate is an important part of the entire national economy , China's economic and social development plays an important role . In the real estate industry , real estate development and small and medium enterprises occupy an absolute main position, its ability to sustained and healthy development of the real estate industry has been related to the sustainable development of major research questions . The reality is that China's small and medium enterprise development, real estate can not always bigger and stronger, which is the bottleneck restricting the development of small and medium sized real estate enterprises financing difficulties , and the main causes of financing difficulties , one is small compared with the real estate enterprise's own economic strength weak management system is not perfect, and can not provide an effective guarantee of resources to obtain funds ; hand China is currently the capital market is not perfect, can not provide an effective financing channels, the entire industry are based on bank credit -based financing , the lack of other financing channels for effective supplement. This is only likely to cause sized real estate enterprise funds strand breaks , but also easy to make the risk of real estate development to commercial banks focus on the smooth running of the entire national economy caused by potential threats. Therefore, how to crack the financing difficulties of small and medium real estate companies to find their solutions countermeasures are worth exploring important theoretical issues . Firstly, on the development of China's real estate industry characteristics were analyzed , the system that the status of China's real estate industry and achievements ; combine detailed data and information on the subject as a thesis sized real estate enterprises criteria for the classification of a scientific definition briefly introduced China's current situation as well as small and medium enterprise development, real estate development characteristics ; on the basis of our current financing small and medium sized real estate enterprises a comprehensive and systematic analysis of the current situation , proposed financing small and medium real estate companies currently still dominated endogenous financing , and the outer source of financing is still too much reliance on bank credit funds in the industry and the constraints of the overall system into a financing difficulties ; in systems analysis and on the basis of scientific evidence , for medium-sized real estate enterprises and small enterprises are proposed real estate investment trust , investment funds , private equity funds , cooperative development, mortgage financing and other characteristics suitable for their own development financing channels and modes in order to effectively alleviate the financing difficulties of small and medium sized real estate enterprises dilemma .
