Abstract


Along with the global economy integration of step-by-step, in 2008 the U.S“subprime mortgage crisis”promotes the worldwide biggest economic crisis since the 1930s, the basic reason is that credit losses top-down in the market economic system ,management is lack of effective credit supervision and so on. As the U.S. Fannie Mae and Freddie Mac bankruptcy, Let us see the impact of financial crisis on real estate was great.China’s real estate enterprises have started in the 1980s, enterprises’scale and quantity have greatly expanded after years. In recent years, construction and other relevant government departments formulated a series of regulations, to strengthen the supervision of the estate enterprise. With China’s economic and social development and the accelerating of internationalization, especially the global financial crisis has broken out, credit of real estate enterprises was aroused extensive concern, and as a new subject needs to further study.This article is real estate development companies in china as research objects, The status quo of credit evaluation of real estate development companies generalize both at home and abroad. For the current the general method of real estate development companies in the implementation of the credit evaluation is for the transverse comparison. The article based on real analysis of estate development enterprises’credit during 2006 year and 2010 year, pointed out performance on lack of credit of real estate development enterprises and harm to society, the enterprise and the consumer, this article analyses the causes of lack of credit of real estate development enterprise with the game theory, the lack of credit of enterprises are mainly embodied in three aspects: repeated games cannot be established, punishment is little, information is asymmetry, etc. Through analysis of the influence factors of real estate development enterprises credit, from four aspects and three levels, 23 indicators built real estate development companies credit evaluation of the target system. credit of real estate development companies is evaluated with BP neural network model, credit of the 8 real estate development enterprises which are listed on Shanghai stock exchange on Beijing evaluates, results show that the evaluation index system and evaluation method is reasonable and feasible, at the same, credit of real estate development companies needs to be improved, made the theory and practice to achieve a seamless integration. At last, from internal and external two ways proposed to improve our real estate development companies the standard of the specific ways of credit.
