Abstract


Shanghai residential market in the context of the high prices of the first-tier cities in China , as the object of study , the high prices are reasonable analysis . Article First Shanghai macroeconomic data , the construction of the residential market and trading conditions , and associated policy review , and then using the discounted cash flow valuation model as residential , residential value . The actual data of Shanghai for the next article , using linear regression analysis to find strong explanatory factor associated with the Shanghai housing prices , higher price earnings and Shanghai ratio analysis . Finally, we conclude that , in the case of high-speed growth of residents' income Shanghai high price earnings ratio has reasonable ; same time taking into account a larger gap between the rich and the poor , and most of the urban households have homeownership Government the work should focus on solving the housing problems of low-income people , to curb speculation , rather than deliberately suppress prices .
