Abstract


In the country to vigorously build affordable housing system market context, the construction of affordable housing is becoming the focus of attention widely. Affordable housing with the protection of nature does solve part of low-income housing problems, but with the formation of real estate housing \In order to constantly improve and refine the lack of affordable housing, better implement the affordable housing policy, affordable housing trends were studied to analyze, mainly from the following aspects: (1) household disposable income and family housing affordability between the capacities of the inherent laws were analyzed. First, the application Engel theory come standard divided into different income groups, and Xi'an data based on the standard were demonstrated; Second, the family as buyers body, a reasonable application of income principle in the real estate appraisal theory constructed family housing ability to pay mathematical model, combined with Xi'an residential market data, low-income families, low income families and middle-income family housing capacity to pay the empirical analysis, analysis of results and adopted by the Government of affordable housing policy is consistent. (2) According to family housing capacity to pay mathematical model, further low-income families, low-income families and middle-income family housing payment capability index was calculated to draw conclusions of affordable housing security group dynamics change, and the dynamic changes in the law. Then, the application of econometric theory, given to verify the conclusions of the establishment of low-income families and low-income families housing capacity to pay trend model, combined with the data of Xi'an, the dynamic changes of affordable housing security groups. (3) combined with the low-income housing may be paid a function of the ability to trend function and affordable housing price trends, analysis of the possibility of unification of the affordable housing and commercial housing, and draw the following two conclusions: the short term, of Xi'an should also vigorously development and construction of affordable housing to meet the housing needs of low-income families; the long run, to avoid the parallel system of negative issues, affordable housing, affordable housing mission, is bound to embark on the road and the unification of real estate, is to protect and promote the rational and orderly development of the inevitable choice of China's residential market.
