Abstract

The real estate industry is a pillar industry in China, has become the key to stimulating domestic demand and promote economic growth. Also, because the real estate industry relations with the national economy and the people's livelihood, it is also the government's macro-control of key industries, in the face of national regulation, real estate enterprises in development investment, credit, house sales policy, land size and land-use operation mode, etc. are subject to a strict control. Combined with the basic technology of the real estate industry open group, rapid product updates to its fixity only regional co-exist, further exacerbating the degree of competition in the real estate industry. Real estate enterprise in this case, in order to survival, development, fundamental method can only be market-oriented, looking, accumulate, integrate resources to become competitive, but to the pursuit of comprehensive competitiveness of enterprises is fundamental to the invincible forever strategy. Therefore, the analysis of real estate development and competitiveness of enterprises, it is necessary to establish evaluation index system. Their findings for the rational allocation of real estate development enterprises and integration of resources, strengthen enterprise management, improve the decision-making level, and enhance the competitiveness of important significance. The first theory of competitive basic research, on the basis of a review of related enterprise competitiveness theory, the lack of existing theory and harmony theory is introduced to make up for the deficiencies in the study of the competitiveness of enterprises, the two good integration theory, think that the problem of the the harmony theory can be a good explanation of the root causes of a source of competitive advantage, laid the theoretical foundation for later research. Starting to define the concept of the overall competitiveness of the real estate business, from the point of view of the system on the basis of theoretical research real estate competitiveness. Second, the lack of existing evaluation methods, competitive evaluation method on this innovation to a new three-dimensional evaluation model of enterprise competitiveness, specific dimension evaluation model based on fuzzy consistent matrix potential major evaluation of the competitiveness of enterprises horizontal comparison; growth dimensional model based on the fuzzy Borda number of rule build, mainly to solve the vertical force of business growth evaluation problem; build harmonious dimension evaluation model based on the degree of harmony theory, mainly to solve the optimal path to enhance the competitiveness of enterprises. Departure from the three-dimensional competitiveness evaluation model were constructed according to the purpose of evaluation of each dimension, a real estate enterprise competitiveness evaluation index system. Finally, the empirical analysis to JT conclusion that JT there are still some discord, given the optimal path, that is from the system, the part of the organization, improve internal environment easier to get the effect. According to the results of the above analysis, the final build JT real estate enterprises harmony optimization mechanism.
