Abstract

Along with real estate management rapid development,some questions which exists in the estate management also gradually highlights. In recent years,the dispute between the real estate service enterprise and owners presented the rising tendency,The very major part of it involves to the real estate service enterprise,s safety-guard obligation. It is a newborn thing of the rapid developing real estate market in China,which brings a series of issues,such as how to protect the personal and property security of the house-owners,how to apply the security obligation scientifically systematically,and how to determine the law obligation that property management company must take as result of the violation of the security obligation.Combined with the experience of the related legislation and judicial,this paper studies on the nature and the content of the security obligation and points out the duty of the security obligation violation,moreover,gives out the ideas of improving and developing the security obligation system.
