Abstract


As to the growing of China’s GDP value, the Real Estate market develops fast. Especially from 2003, the prices of Real Estate products in most cities of China have a high increase rate. People’s expectation on increase of CNY value is stronger than ever. It appears large amount of investors and speculators in the market, and kinds of capital pour into China. However, at this stage, what we actually need is an objective analysis and judge on wether the market is developing healthy,how much bubble exsists in the market and how to guide the market develops steadly. At the special historic time of the development of China Real Estate Market, this thesis combines the development status of Shandong province, which is a large area with huge amount of population and high economy development level, collects the 1st hand data and materials, and according the analysis of the market environment, land market and property market, describes and analysis the real status of Shandong Real Estate market. It also digs out the problems in this market and supplies the solve problem approaches and suggestions. In this thesis, it also includes the discussion of the influence and refection of some current hot issues in Shandong market. Through the comprehensive analysis of the objective data, it shows that the macro economy of this province is in a healthy growing, the land management enters into a scientific ruled market, and although some problems as investment and property price increase over fast, vacancy rate up-grows, and in some places the market shows over-hot, the whole Real Estate market of Shandong province is still healthy and develops very well. And this market is seen to keep a respectively highly increase rate, and it doesn’t exist over-hot bubbles in Shandong market. The data used in this thesis collected from government, statistics department, Real Estate administrative department, Real Estate development enterprises and social research groups. Through the analysis to the objective data, this thesis reflects a real status and development of Shandong Province Real Estate market. And further, the thesis also gives advisements and measurements to the future development of Real Estate market. There is a special historic and research meaning to select this research subject in such a special development stage of the Real Estate Market of China.
