Abstract


In the past two years, the domestic financing environment changes , shortage of banks to tighten credit policies and financing instruments , the long-term dependence on bank loans , real estate enterprises are facing a lot of financial pressure . The one hand , the domestic enterprises to continue to explore non-bank financing channels the facilities overseas funds as an option ; On the other hand , the international stock market remains in the doldrums , prompting constantly looking for new investment in the field of international investors began to get involved in domestic , \\According to WTO commitments in 2006 , the real estate industry will be fully open to foreign investment poured into bound to certain risks to our real estate and financial industry is not yet mature . Therefore , how to guard against the risk of the premise , the effective use of foreign capital , to solve the problem of inadequate funding of the development of domestic enterprises to become an important task in front of us . This paper aims to use overseas financing and corporate finance theory tools to analyze the factors of China's real estate enterprises overseas financing constraints , and on the basis of theoretical analysis and Experience , summed up the overseas financing for real estate enterprises in China can learn from the international experience , and reasonable and effective use of the principle of moderate risk control , from the start, deepen the reform of the financial system to nurture China 's real estate market ; towards international financial institutions in promoting international and real estate enterprises , speed up the cultivation of professional talents . To create good conditions for the development of China's real estate enterprises overseas financing . On the other hand , in the process of corporate finance , real estate and capital markets should also pay attention to risk prevention .
