Abstract


With the accelerated process of urbanization in China , Beijing , the development of small towns as a new economic growth point , the outskirts of small towns , especially in the center of the development of small towns are more and more concerned about the health of the center of the small town and orderly have a pivotal role in the development of the Beijing area , and even the development of Beijing-Tianjin-Hebei urban group . I had the privilege to participate in the center of town planning issues research group composed of the Policy Research Office of the Beijing Municipal Commission of Urban Planning , Beijing University , through in-depth interviews with grassroots and town leaders , site visits visits get a lot of first-hand information . Master in the collation and analysis of data on the basis of a current overview of the development of the commercial residential building in Beijing center of town , divided into 33 planning and positioning of the center of town and the status quo of residential construction type with different characteristics , and pointed out that the central towns of goods differentiation of residential construction . Inaccurate positioning in the process of urbanization and suburbanization , the nature of the Beijing central towns in the residential building , the role of urban planning , lying city phenomenon , backward life service facilities and commercial residential vacant issues such as proposed the corresponding recommendations . Should first clear the Beijing center town residential construction and development objectives ; Second , determined by local conditions leading industries , optimizing the structure of the center of town land for construction , improve the urban functions , in order to achieve a balanced development of the center of the town , and to increase the proportion of residents in local employment ; Third to strengthen the regulation of commercial residential building in the central town of Beijing , to guide the construction of mixed communities to prevent the spread of suburban residential low density ; fourth , according to local conditions appropriate to adjust the center of town construction land . Healthy and sustainable development of commercial residential building for the center town and the center of town features full play to provide the basis and reference for effectively improve center of town to absorb the agglomeration of population and industry functions , radiation and leading the development of the function of surrounding towns and villages lay the foundation .
