Abstract


How to properly assess the value of real estate development project success for real estate development projects of great significance . As the particularity of real estate and real estate development , the traditional real estate investment evaluation methods can not reasonably assess the value of real estate development projects , however, the development of real options theory for rational evaluation of the value of real estate development projects to provide protection . Therefore, establishing a real estate development projects and practical evaluation method is necessary . When the traditional real estate investment evaluation methods to face the uncertainty of investment income , investment irreversibility and investment flexibility , it is not able to reasonably deal with this \Firstly, from the traditional investment appraisal methods defect departure , based on real options theory leads to the evaluation method is to solve the investments in these \Then , the paper a general theory of real options analysis, the analysis of the sources of real option value , real options theory explores traditional investment evaluation methods for correction , got to real options theory-based evaluation rules , discusses the real options pricing methods , and analyzes the real options approach in the project evaluation steps. Then , through the analysis of uncertainty in real estate development projects , real estate development projects identified in the characteristics of real options , real estate development projects established real option valuation rules , discussed the existing real estate development projects real option evaluation methods , focusing on building real estate development projects growth option evaluation. Finally, the evaluation method applied analysis to prove the real options method is more effective evaluation of the value of real estate development projects .
