Abstract


Currently , the real estate industry has become the pillar industry of China 's national economy and an important economic growth point , the effective use of financial instruments to broaden the financing channels of real estate financing , in order to maintain the health of the real estate industry , sustainable development, it is particularly important . With the April 1, 2004 , the State Council notice of 121 documents from the central bank and the national land for bidding , auction and listing and trading policy measures were introduced, the problems of the real estate industry faces financial , land , and other aspects of policy adjustments brought about by a shortage of funds the real estate investment trust , in this context , as an effective financial tool rapid development . Real estate investment trust as an effective means investment can be active and to stimulate the financial markets , but also to promote the development of the real estate industry as a whole , as a means of financing . The status quo of the current financing market , real estate investment trust is important in the development of our country at this stage . It can be dispersed operational risks in the banking system , to guard against the risk of the financial industry . As an important supplement to the bank credit funds , real estate investment trusts can be effective in reducing the huge financial risk assumed by the banking system , the savings can divert some banks , in order to reduce the operating costs of the banking system , consumption of residents will play a certain stimulus . It also broaden the financing channels for real estate enterprises in China , and promote the formation of China 's real estate capital markets , is conducive to the real estate business specialization and resource optimization configuration . The real estate industry is a capital-intensive industry , has long cyclical , large - scale real estate development , whether timely and adequate supply of funds for the period , plays a decisive role in the success or failure of the real estate projects . Currently funded credit funds more than 60 % of China's real estate market , real estate loans accounted for the proportion of the loan balance of commercial banks as high as 17.8% . Diversification of real estate financing channels can effectively reduce the financial risk of the bank , to provide reliable funding cycle protection mechanism for our real estate development companies . REITs way is an effective way to finance real estate development enterprises .
