Real estate is the basis of all economic activity and it has dual characteristic as living resource and production resource. So real estate industry is the important component of national economy. As the dragon head of the third type industry, the real estate industry had been recognized as the new incremental point of national economy. Now our real estate industry (excluding Hong kong, Macao, Taiwan areas) is in the period of fast development But on the back of the prosperity, we have noticed that the most of real estate development companies in China is onlyusing the single model for real estate development, which the all steps from purchasing land, construction to the management are all finished by one company. But this kind of real estate model exist many unfavorable impact on real estate development company such as the long time of developing, too capital needed and the huge financial risk. Therefore, through the description on the research target, this article will try to find out and point out the direction of Chinese real estate development model through the research on the model of real estate development Meanwhile, in the first part, the article introduce the current situation of Chinese real estate development and make a brief introduction on the related economic theories which be used in the process of article demonstration.On the second parts, the article makes the details introduction on the real estate development model in Hongkong and the United States. Through the introduction on the history of real estate development and the data analysis on several years financial reports of "CHEUNG KONG HOLDINGS" and "SUN HUNG KAI PROPERTIES", the article makes a conclusion that the real estate development model in Hongkong is a kind of model that
