Abstract


The real estate price index is used to reflect the level of real estate transaction price index of the degree of change of a country or region , the relative number of indicators reflect different periods of the trend and degree of changes in the level of the real estate market prices . The current real estate price indices are compiled on the basis of the average price , but because of the real estate product itself immovable position and can not completely replace the different types of real estate commodity prices, there is a big difference , so the simple average price to calculate the price index does not really reflect the actual situation of the real estate market . The author through research and analysis on domestic and foreign real estate price index compilation method , combined with the actual situation of the real estate market in Xiamen , creatively put forward the preparation of a standardized method Xiamen real estate price index . This article is divided into a total of three parts ; first part is mainly on the basis set forth in the index and the real estate price index , the method of preparation of the real estate price index of existing home and abroad to study . The second part is to establish the overall framework of Xiamen, real estate price index system envisaged , including the need to establish Xiamen real estate price index system , the preparation method and the overall framework envisaged . The third part is the whole price index system made ??a system description , example Xiamen real estate price index to Jiang head Lianqian block a trial test and trend projections , recommendations and index operators run .
