Abstract


In the traditional mode of real estate development each one of the participants is the disposable cooperation. It is easy to make non-rational choice due to the opportunism. Besides, one of the participants works individually based on division of specialization in the traditional mode of real estate development in different phases. So it is hard to realize the integrating management. The answer to the problem is that large-scale property company should show the core-competitiveness as leading enterprises and integrate all the resources to develop the virtual organization. At the same time, each member can communite with each other using the IT platform and so on. In the end, the win-win appears with the period and cost reduced,but the quality improved. Each member is choosed with TOPSIS. Then the operation administration of the whole life cycle in virtual organization mode is studied carefully and the operation mechanism is given, mainly including the trustful mechanism, the incentive and restrictive mechanism, the coordination mechanism, culture moulding mechanism, and the excessive benefit distribution mechanism. In the last, the post-evaluation of real estate project in virtual organization mode is done to provide references for the establishment of virtual organization next time.
