Abstract


Real estate enterprises play a key role in our country national economydevelopment to the entire society’s economic prosperity and development. In recentyears, the prices of non-rational rose make most consumers can’t afford, along withour country a series of real estate regulatory policies, of which a large number ofpolicy by tightening bank credit and ways to limit the financing of the real estateindustry, leading to China’s real estate more financing difficulty and costs increase.Faced with this dilemma, real estate enterprises in our country expand diversifiedfinancing mode to effectively address the real estate business in front of capitalshortage and financing difficulties.According to official statistics as the basis, using the combination oftheoretical and practical way, our country introduces and analysis the financial marketof the real estate development. In theory, this paper regards financing based on theprinciple, main research at home and abroad mainstream enterprise financing theory,analysis of various ways of financing advantages and disadvantages; in practice, thispaper developed real estate financing modes and financing way comparison, studiedour country real estate enterprise financing main financing channels, including bankloans, issuance of stocks, bonds, real estate investment trust, real estate investmenttrust funds, as well as Chinese real estate financing possible future development trend.The author points out that our country real estate enterprises rely heavily on bank loanstatus at present, should actively explore the financing mode of real estate enterprisesthrough single breach, as soon as possible to establish a multi-level financial systemof real estate, improve the real estate enterprise financing business laws andregulations, improve the real estate enterprise credit supervising system, vigorouslydevelop diversified real estate finance means such as the market, speed up the realestate financing channel innovation, and constantly improve and advance the financialmarket of the real estate and real estate financial institutions, in order to promote thehealthy development of real estate enterprises to carry out effective exploration.
