Abstract


In recent years, the commercial housing market is developing rapidly and theprices of the houses get to new high in many places, which cause the attention of ourcommunity. As a big province of the western region, Shaanxi has an overheatedcommercial housing market. However, as an important factor influencing the price ofhouse, the does not increase just like the price of house. Therefore the growth rate ofprice exceeds the income largely, even aggravates the income gap. So this papercontacts the commercial housing market and the residents＇income, then research therelationship between them. It is aimed at mading some more effective policies by therelationship to promote the healthy development of the commercial housing market andthe reasonable distribution of the income.This paper first introducts the background of choosing this topic and relatedresearch at home and abroad, then elaborates the theories about commercial housingmarket and income respectively, and analyzes the relationship between themtheoretically. Next it collects a large amount of data, analyzes the development of thecommercial housing market and residents＇income in Shaanxi Province during morethan ten years. Then this paper uses the software SPSS to conduct the empirical analysison the relationship between the commercial housing market and the residents＇income inShaanxi during1995and2009through correlation analysis method and regressionanalysis method, and gets the research conclusion. At last, this paper summarizes andputs forward some suggestions about promoting the healthy development of commercialhousing market and improving the income distribution.Through the theoretical and empirical research, we know the specific relationshipof the commercial housing market and the residents＇ income in Shaanxi. Thecommercial housing market can promote the residents＇income, and the residents＇income can drive the commercial housing market. There is a mutual promotingrelationship between them, in which the commercial housing market has a greaterimpact on the residents＇income. According to the conclusion of this paper, it issuggested that we should regulate the price of house by a variety of means, perfect thefinancial support system and build the warning mechanism to promote the healthydevelopment of the commercial housing market. It is also advised that we shoulddevelop the economy、broaden the emplyment channels to increase the residents＇ income and reform the personal income tax、perfect the social security system todecrease the income distance.There are many factors influencing the commercial housing market, but this paperonly contacts the residents＇income with the commercial housing market as the researchentry point, which is less involved by other researchers, so it is new in the researchobject and research range in a certain degree. But there also exist some insufficience, forexample, this paper only chooses the residents＇income to analyze briefly, it will bemore accurate if the Gini coefficient is used to measure the residents＇income diatance,it will be more pricise if choosing the software Eviews to conduct the empirical analysis,in addition the research range can be extented to the whole country. All these are goingto be the direction of further research.
