Abstract


In recent years, with the prosperity of financial market and increasing the volume of realestate transactions, real estate industry makes a spurt of progress. How accurate calculate theprice of real estate become the object of domestic and foreign experts and scholars.Atpresent，In China the practice of real estate appraisal has been a rapid development on thebasis of the successful experience of foreign counties. But in the real estate appraisal oftheories and methods，there are still many problems to be further studied. Especially in thestudy of real estate appraisal method to introduce the theory of life cycle cost is also relativelyfew. The study of real estate not only to improve the scientific results of the assessment is ofgreat significance, but also to promote the real estate assessment sustainable and healthydevelopment has an important role.The main work of this thesis is the application of the theory of life cycle cost of marketcomparison method, cost method, income method in real estate assessment of analysis.Life cycle cost is composed of three aspects of economic cost, environmental cost, socialcost.Based on the life cycle cost theory guide real estate assessment method development andimprovement.In the market comparison approach considers the comparable price example buildingincremental cost and use cost factor correction to get the assessment object price.In the cost method, the total life cycle cost is divided into upstream, middle reaches anddownstream cost. In the guidance of the theory of life cycle cost considers the use of cost,maintenance cost, energy cost saving and residual recovery difference. The establishment ofcost valuation model is used in the assessment of real property case.In the income approach, according to the real property life cycle cost changes, considerimproving air quality and energy saving effect on income. MATLAB was used to simulate therelationship curve of interest rates and the value when the object state coefficient is in-2,-1,0,1, and2. The method of determining the capitalization rate is improved. Introducing the returnvolatility model, it improves earnings valuation techniques.The results show that, with the life cycle cost analysis as the foundation, considering theincremental cost of building and using cost factors in market comparison approach; considering the use of cost, maintenance cost, energy cost savings and differences in residualrecovery in the cost method; considering to improve air quality and energy saving effects inthe income method,to improve the property price assessment technique and the method has acertain theoretical value and practical significance.
