The housing is related with people’s daily lives. In the housing market, supply and demand are the two basic elements, and demand that determines the supply. The thesis according to the study of economics, statistics, quantitative economics and other theories and methods, researches foreign experts and scholars’ study that on housing demand. It also study the establishment of expounded theory of housing demand and the influencing factors of housing market in Qingdao Development and Present State; to existing statistical data, the use of gray correlation analysis method, the influence of the factors that housing demand in Qingdao were correlation analysis; were the gray system theory, multi-line regression analysis, the statistical data based on a short-term needs of the housing market in Qingdao, medium-term demand forecasting model, whereby the demand of Qingdao and the future direction of housing were predicted, and proposed the development of Qingdao, the housing market stable recommendations.The results show that the gross national product, income is the main factors of the demand for the housing market in Qingdao City, the main factors affect the position in the secondary housing area per capita and housing prices, as the population, interest rates and other factors on the housing needs of Qingdao effect not very significant. In accordance with the current status of housing demand, housing market needs of Qingdao will continue to maintain a certain growth, compared to short-term needs and medium-term needs can be seen, short-term demand for the return of the long-term demand trends. Therefore, the scientific prediction, the housing market will help the government to effectively regulate the development of real estate related businesses in project development, market positioning and development of rhythm to provide guidance for consumers to buy to provide reference for decision making is conducive to housing the healthy development of the industry is conducive to a harmonious socialist market economy, sustainable and stable development.
