Abstract


Originated in World War I, after the project risk management, along with the high-speed pace of development of economic globalization, science and technology, especially in parts of Europe and the United States, it has gradually developed into a more systematic and mature theoretical framework. But it was not until the end of the 20th century, China was gradually began the process of project risk management theory and the results of their research into practice. Particular project risk management theory applied to the study of the real estate project development or to be further strengthened. Because the development of real estate projects, and professional and systematic demanding an activity, it first plays the role of an important part of China's market economy, at the same time to catch up with China as both high-yield and high-risk The key is in the real estate development during the peak period. The integrated nature of the dual demands of economic development, real estate project development will inevitably have to face greater risk. Therefore determines the necessity and importance of this paper to study the risk management of real estate projects. In this paper, based on the general theory of risk and risk management review, as a case study project to City Guangrun Hon object First, the entire project is divided into four stages of the investment decision-making stage, the early stage of the construction phase, and sales stage, respectively, each stage of risk identification analysis; thus financial feasibility analysis, subjective score and break-even estimates are three ways a risk assessment; Then, according to the results of the risk identification and assessment, using analytic hierarchy process to determine the relatively excellent response plan, put forward strategies suitable for the real estate projects; finally began to explore the requirements and recommendations to carry out risk control. Through this study, not only highlights predict and respond to existing risks encountered in the real estate project development process, but also stressed the importance of prevention of potential risks. As a project risk management, risk management practices in the reality of real estate projects, master the existing risk prediction and coping skills is certainly important, but even more important and urgent to enhance the prevention of potential risks. Finally, I hope the results of this study has some reference value in the risk management of real estate projects.
