Abstract


The real estate industry as a leading and pillar industries of the national economy, has the dual attributes of the business and the people's livelihood. The real estate industry has a long development cycle, funds demand characteristics of the real estate credit market, the dependence of the capital market and constantly enhance mutual correlation closer. The same time, the real estate industry is very sensitive to the government's macroeconomic control policies, and any minor adjustments of macroeconomic policies, the financial condition of the real estate companies will result in different levels or positive or a negative impact. How to promote real estate in the optimal capital structure of the premise, to achieve the continuous improvement of the performance of the business, has become a common focus of theory and industry practitioners. This paper describes the significance of the capital structure and operating performance of real estate companies, in the era of financial crisis and the problem to be solved on the basis of domestic and foreign research progress, the system is simple combing. In the second part of the article, the basic theory of capital structure and operating performance of real estate enterprises made a more comprehensive introduction, which focus on the more mature Western Development traditional capital structure theory and modern capital structure theory analysis research, but also on foreign more common development of innovative financing for real estate companies - real estate investment trusts (REITs) gave a comprehensive description. The third part and the fourth part is the core section of the paper, for the study, 20 listed real estate companies in Shanghai and Shenzhen 300 Index in the capital structure of 20 listed real estate companies, solvency, profitability, asset operational capability, on the basis of the development of the ability to analyze the situation, using the SPSS statistical software and descriptive statistical analysis made on the capital structure and operating performance, correlation analysis, regression analysis, and the following conclusions: (1) asset-liability ratio of listed real estate companies operating performance has a negative impact effect; (2) the ratio of current liabilities, long-term debt ratio has a positive impact to enhance shareholder returns (ROE net income per share); (3) current liabilities and long-term debt ratio of real estate The main business income growth (the main business income growth rate) has a positive effect. Finally, we put forward policy recommendations to optimize the capital structure, improve the performance of the real estate business.
