Abstract


The reverse mortgage is a financial way of managing money in retirement elderly , qualified homeowners to housing guaranteed loan to the lending institution , the lender in accordance with the agreed cash , the borrower to repay the loan in the convention happens . a housing loan . This way can effectively solve the retired elderly homeowners, but the cash - strapped embarrassment situation , you can improve the quality of life of older persons , while reducing the family , the pressure of the country , to stimulate consumption , stimulate domestic demand and promote the growth of the national economy , also able to increase the second-hand housing , conservation of land resources , has great social significance . In this paper, the research method : theoretical analysis , logical reasoning , inductive deductive method to explore the basic theory of reverse mortgages ; comparative analysis , reverse mortgage system by studying abroad , compared to our current development system reality problems intuitively reflect the low level of China's urban pension insurance coverage , an urgent need for the introduction of the reverse mortgage system to solve the problem of our country is currently facing ; article also uses economic analysis , analysis of the introduction of reverse mortgage system China 's pros and cons , it is expected that the possible risks , data and actuarial methods , the use of the amount of the annuity mortgage and housing expected value , so as to explore suitable for China's national conditions , stable system . Reverse mortgage system for improving the quality of life of older persons , to alleviate the burden of the national social security , and promote the development of the financial sector , to stabilize the real estate market and other aspects of great significance .
