Abstract


Commodity housing is a special commodity , has the dual properties of consumer goods and investment goods , but their consumption attribute is the first attribute that the primary purpose of commercial housing construction and tasks in order to meet the housing needs of the residents . Since 2003 , the government launched almost a hundred of the housing market, regulatory policies are not inhibiting the rising momentum of rapid price . Combination advocate humanistic philosophy of \The first part of the article at home and abroad in recent years on the inhibition of the literature of the real estate investment institution building theoretical overview . The second part is a concept defined in this study , and the theoretical basis based on the local culture , the combination of theory and harmonious social theory of the scientific concept of development , the establishment of this study . The third part of the article is from the country's overall situation , and in Shanghai , Wuhan , Chongqing City real estate statistics for individual samples are analyzed, selected indicators are mainly related to the supply of land and development , price earnings ratio , the second-hand housing transactions status and other analysis indicators . Statistical data analysis results show that China 's overheated real estate investment . And from the land system , the system of financial support , tax system , and the real estate market supervision system Quartet face this results analysis . The fourth part is summarized study abroad, how to deal with residential real estate market investment institution building . Finally, how to build for our system to curb real estate investment recommendations .
