Abstract


In recent years, with the change in the way of national land transactions , and along with the ongoing macro-control policy for real estate enterprises , major opportunities and challenges facing the development of the real estate enterprises . Living in the highest political level with the grass-roots managers and middle managers of real estate enterprises , core and link their performance appraisal should be better adapted to their characteristics . In this context , there is an urgent need to establish a development strategy from the \provide a reliable basis for senior selection of new members and training middle managers , while serving also enhance overall corporate performance , and the purpose of promoting the better development of enterprises . In this paper, under the guidance of the performance appraisal theory , with the goal of management competency model respectively, established the two main lines of performance evaluation and quality assessment of middle managers , the first main line - performance evaluation mainline , mainly based on the strategic objectives of the enterprise , target management , corporate strategy decomposition departmental goals , combined with the duties of middle managers are under departmental objectives and indicators of performance evaluation of middle managers . Second main line - Quality assessment mainline , I put forward by the psychologist managers competency model , competency model to extract the real estate corporate middle managers through actual visits and the establishment of the questionnaire , by the competence of the middle managers on the quality of the model quality of assessment indicators . Finally, the design concept of the innovation point of this article . \Final use , the performance results and the quality of the results , the use of a second innovation \comprehensive evaluation and analysis with the results - the quality of the evaluation matrix , and ultimately find the optimal strategy to enhance the performance of middle managers and human capital with the best solution .
