Abstract


After nearly 10 years of development, the Chinese real estate industry, especially in recent years, after the crazy development, has accumulated a deep economic bubble. Some irrational factors existing in the real estate development process, mainly in the fast rising housing prices has far exceeded the pace of economic development in China. Government departments began the introduction of a series of macro-control policies on land, financing, but with little success. With the real estate market gradually standardized, intensifying competition in the real estate industry. How to survive in this economic backdrop and development has become the urgent need to solve the important problem of the real estate developers. Obviously, the real estate business in order to achieve accurate and timely foresee future changes in the market, and enhance the ability to resist the national macro-control, reduce development costs for developers seeking to profit. Has a very rigid due to real estate projects in the housing development costs, marketing costs, administrative expenses and financial expenses, lowering the center of gravity of the real estate development project cost will fall on the upfront cost control. In this paper, the basic theory and method of cost management In conclusion, scholars about the cost of real estate projects on the basis of research results, and to explore the theoretical and practical issues of China's real estate development enterprises upfront cost control.
