Recently years, with the development of the national economy, the real estate industry has come into its peak with sustainable development. Along with the increasing real estate investment, a new concept named implicit cost has emerged and gradually become the focus and difficult problem of academic study in economy and management science. Since the implicit cost is important, covert, not easy to be quantified, etc, it becomes important to evaluate the effect of implicit cost on the investment decision. With plenty of reference on the documents, based on the research findings at home and aboard, this thesis has made the explosive study on the necessity to consider the implicit cost in the investment decision.First of all, the implicit cost has been introduced in the process of real estate investment decision, with plenty of reference on documents, through interviews and questionnaires, this thesis has analyzed the reason of its occurrence, concluded its factors, established the system of implicit cost factors.Secondly, as the decision maker has played an important role in the investment decision, this thesis has made a further study with the decision maker, and established an evaluation index system of decision makers, which can provide the basis to choose the optimal decision maker for the investment decision.Finally, adding the implicit cost evaluation index into the traditional real estate investment decision evaluation index system, to make it more comprehensive to consider the real estate investment, and more precise to make the decision, to better avoid the mistake in decision making, and control the occurrence of implicit cost, to gain more benefits for the enterprise.
