With the deepening of China's investment and financing system, the post-project evaluation has become a improve project decision management level, methods and tools to improve the return on investment. For residential development projects, developers place more emphasis on the planning stage of the project implementation, there is not enough understanding of the post-project evaluation, most residential development projects after evaluation, limited to internal self-summary evaluation of the project and its evaluation difficult to ensure the objectivity of the results. This self-evaluation is generally more concerned about the achievement of project quality, schedule, cost, and other indicators, the relative lack of the full range of post-evaluation of the project. For residential development, branding, property management, tenants' satisfaction after evaluation requires focus. In this paper, the basic methods of project evaluation based on the main line to a residential development project in Xi'an, using a combination of theoretical studies and examples of applications technology roadmap to build a residential development project evaluation index system. First, the evaluation of the status quo from the domestic and international projects, the systematic exposition of the concept of evaluation in residential development projects, content, procedures and evaluation methods. Then, based on widely collected literature from residential development projects in the construction process, the four aspects of the marketing process, economic benefits, owners' satisfaction, the use of system analysis method to establish a residential development project evaluation index system. The contents of the framework of the post-evaluation index system established for a residential development project in Xi'an, by reading the log files of the project, the corporate sector staff interviews with 79 people, issued 420 owner satisfaction survey, and the survey of the project site, after research data collation of data analysis, a full range of post-evaluation of the residential project. Finally, take advantage of the improved analytic hierarchy process and fuzzy comprehensive evaluation, the establishment of a comprehensive post-evaluation model, systematic and comprehensive post-evaluation of a residential development project in Xi'an, summed up the experience and lessons of the project.
